the lower downtown historic district, known lodo, created enactment of zoning ordinance denver city council in march 1988. resolution s intent encourage historic preservation , promote economic , social vitality in denver s founding neighborhood @ time when still held significant historic , architectural value. status granted special designation provided protection community s archivable resources , 127 contributing historic structures remained after 20% of lower downtown s buildings had been demolished through dura policies in 1960s , 1970s. lodo s historic district ordinance includes zoning restricts building height , encourages mixed-use development. stipulates strict design guidelines rehabilitation , new construction.
during time, neighborhood began renaissance , new businesses opened. gradually lodo became destination neighborhood. time coors field opened on edge of lodo historic district in 1995, area had revitalized itself, becoming new, hip neighborhood filled clubs, restaurants, art galleries, boutiques, bars, , other businesses. pepsi center, located on other edge of neighborhood, opened in 2000 , further established neighborhood sport fan s paradise. new residential development came lodo, transforming old warehouses pricey new lofts.
